erected, situate, lying and being at Nassau Point, in the Town of Southold, County of
Suffolk and State of New York, being part of Lot 180, as shown on "Amended Map A of
Nassau Point", and filed in the Office of the Clerk of the County of Suffolk on August 16,
1922 as Map No. 156, being bounded and described as follows:
BEGINNING at a point on the Northerly side of Old Cove Road, formerly known as
Broadwaters Road, where the same is intersected by the easterly side of Lot 181 on the
aforesaid map;
RUNNING THENCE North 09 degrees 18 minutes 20 seconds West, along the Easterly
side of said Lot 181, a distance of 511.83 feet to the ordinary high water mark of
Broadwaters Cove;
THENCE along the same, on a tie line of North 80 degrees 41 minutes 40 seconds East, a
distance of 5.00 feet;
THENCE along land now or formerly of Dowden:
1) South 09 degrees 18 minutes 20 seconds East, a distance of 265.00 feet; and
2) North 80 degrees 41 minutes 40 seconds East, a distance of 111.64 feet to the
Westerly side of Nassau Point Road;
