BARGAINAND SALE DEED with Covenant against Grantor's Acts
THIS INDENTURE, made the3['W-day of M-4y in the year 2019
BETWEEN
TIMOTHY C. QUINN and GEORGIA P. QUINN, residing at 40 East 94"i Street,
#2213, New York, NY 10128, party of the first part and
JOLVON F. STERN, as Trustee of the Alexandra Fox Stern 1997 Trust, with an
address of 225 Fifth Avenue, Apt. 7C, New York, NY 10010, party of the second part.
WITNESSETH, that the party of the first part in consideration of ten dollars and
other valuable consideration paid by the party of the second part, does hereby grant and
release unto the party of the second part, the heirs or successors and assigns of the party
of the second part, forever,
ALL that certain plot, piece or parcel of land, with the buildings and
improvements thereon erected, situate, lying and being in the
(see attached schedule "A").
BEING AND INTENTED TO BE THE SAME PREMISES CONVEYED TO
THE PARTY OF THE FIRST PART BY DEED DATED JUNE 26, 2013 AND
RECORDED JULY 11, 2013 IN LIBER 12736, PAGE 238 AT THE OFFICE OF
THE COUNTY CLERK, COUNTY OF SUFFOLK, STATE ON NEW YORK.
TOGETHER with all right, title and interest, if any, of the party of the first part
of, in and to any streets and roads abutting the above described premises to the center
lines thereof; TOGETHER with the appurtenances and all the estate and rights of the
party of the first part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the
party of the second part forever.
AND the party of the first part covenants that the party of the first part has not
done or suffered anything whereby the said premises have been encumbered in any way
whatsoever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,
covenants that the party of the first part will receive the consideration for this conveyance
and will hold the right to receive such consideration as a trust fund to be applied first for
the purpose of paying the cost of the improvement and will apply same first to the
payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of
this indenture so requires.

BEGINNING at a point on the Northerly side of North Road (CR 48)at the Southwesterly corner of premises herein
described and the Southeasterly corner of land now or formerly of Jolyon F. Stern; said point or place of beginning being
also distant on a course bearing North 58 degrees 48 minutes 20 seconds East as measured along the Northerly side of
North Road (CR 48) 95.00 feet from a point on the Northerly side of North Road (CR 48)where the same is intersected by
the Easterly side of land now or formerly of Helene V. Mannix and the Westerly side of land now or formerly of Jolyon F.

RUNNING THENCE from said point or place of beginning along land now or formerly of Jolyon F. Stern North 25 degrees
18 minutes 20 seconds West 680.71 feet to a tie line along the apparent high water mark on May 17, 2004 of the Long
Island Sound;
THENCE Easterly along said tie line along the apparent high water mark on May 17,2004 of the Long Island Sound the
following two courses and distances:
1. North 46 degrees 13 minutes 01 seconds East 61.69 feet;
2. North 41 degrees 29 minutes 51 seconds East 112.89 feet to land now or formerly of Ronald E. Spillane;
THENCE along said last mentioned land and land now or formerly of Laurence Loscalzo South 25 degrees 38 minutes 00
seconds East a distance of 727.51 feet to the Northerly side of North Road (CR 48);
THENCE along the Northerly side of North Road (CR 48) South 58 degrees 48 minutes 20 seconds West a distance of
167.13 feet to land now or formerly of Jolyon F. Stern at the point or place of BEGINNING.
THE POLICY TO BE ISSUED under this commitment will insure the title to such buildings and improvements on the
premises which by law constitute real property.
