2. VARIANCE. By resolution of the Board it was determined that

of the 150 ft. size of the present lot.

alike in the immediate vicinity of this property and in the same use district because of the
existance of the house on the southerly side of the property, making
a variance necessary in order to sell the house with 75 ft. frontage.

the character of the district because the lots resulting would be in conformance
with the Ether 75 ft. lots in the area.

Dear Mr. Wickham:
At a regular meeting Thursday, May 23, 1974, the
Southold Town Board of Appeals passed a resolution
correcting the Board's action on Appeal No. 147 dated
April 13, 1959 in the matter of Lefferts P. Edson a/b-
Mr. Olin Glover. The action of the Board at that time
was based on the assumption that Olin Glover owned
two combined lots with a total of 150 feet on Pequash
Avenue and 200 feet on First Street whereas Mr. Glover
owned 145 feet on pequash Avenue.
The action for Appeal No. 147 has been corrected
to read "145 feet on Pequash Avenue", and the minutes
of the meeting dated May 23, 1974 show this correction,
in accordance with the Deed description which was furnished
to the Board on Hay 16, 1974.

Gentlemen:
I understand that in the application for a Variance to
spli~~ the premises, it was stated that the lot fronted 150 feet
on Peguash Avenue and 200 feet on First Street. A Variance was
granted "in order to sell the house with 75 feet frontage," the
house being on the southerly part of the lot. I enclose a Xerox
copy of the original Deed from Margaret Zupp, Liber 6552, Page
246 ~3howing that the lot fronted only 145 feet on Pequash Avenue
or Fleet's Neck Road.
I have been informed, however, that a sketch in the
file shows the lot as 145 feet and that the variance allowed a
frontage of 70 feet for the vacant lot.
Since I am preparing a Deed to convey out the vacant
lot as 70 feet, I thought it well to advise you so that your rec-
ord may be clear.
