THE SPECIAL EXCEPTION IS REQUESTED BECAUSE the premises are intended %o
be used as a public garaged automobile show room and, inei~d.en%al
thereto, automobile service or gasoline station. Approval thereo~

The ~remises in qmestion are situated at Southold in the Town of
Southold, bounded and described as fellows:
BEGINNING at a point marked by the intersection of the
~ertherly line of Niddle Road with the easterly line of
Railroad or Youngs Avenue; rurming thence northerly on
a curve to the right having a radius of 71 feet~ a
distance of 27.36 ~eet; thence along the easterly line
of Railroad Avenue ~erth.lO~S1,50~ west, 105.57 feet

feet along lan~ of Gagen to a concrete monument; thence

age building and a co~crete ~lock ~show =oom~. The show room is
almos¢~,~recta~gmlar in ~ha~e, 2~ feet~ in width and about 125 £eet
in length. The building is situated on the property-so that it is
parall-el to the concrete road but not parallel to the southerly
property line which touches the southwest corner of the building.

Your petitioners submit that the building on the premises is peculiarly
suitable for the purposes for which permission is sought.
1. The proposed use will not prevent the ordinary and reasonable
use of adjacent property, or of property in adjacent use .districts.
2. The use proposed will net ~event ~he ordinary and reasonable
use of permitted or legally established uses in the district, nor of
permitted o~lega~lY~St~lished uses in adjacent use districts.
3. The sa~LeSy, health, welfare, comfort and convenience or order
of the Town will not be adversly affected.by ~he proposed use.
4. The proposed use will he in harmony with and promote the general
purposes and intent of ~his ordinance.

Gentlemen:
This Association representing nearly 500 residents of
8outhold and Peconic wishes to protest granting permission
to Claudio Giovanelli and Frederick Schultz to maintain a
public garage and or a service station.
There will be a service station diagonally and another
about 700 feet east. There is a service station on the same
road at Peconic. There are nine service stations in Southold
village - one of them at Youngs Ave. ane!. Main Street.
This proposed use violates all provisions of our ordinance
wherever welfare of Southold is concerned. No service station
can no other than nevalue anjoining property unless it be locaten
in the midst of a used car district.
We have been informen that the Planning Board does not
wish any further extension of any business on this road at this
time pend ing the proposed developement of Kiddle Road by the
County or State which is ample proof of their plan to confine
business to the sections now so zoned.. It is our opinion based
upon advice of competent real estate men that every station
in Southold has limited the usefulness of adjoining property
and has decreased the values of the surrounding area.
If the business area on the Middle Road is to be limited
it is very important that the quality of the buildings and
business be of high standard and while we are aware that that
conccrol may not be exercised atth':l.s time-your board has full
authority to limit the number of service stations and garages
for pUblic use where you feel that it would be against public
interest and general welfare and inasmuch as two stations within
700 feet have permits we feel that another station at this point
would definitely set the pattern for the surrounding businesses
and from the very start would downgrade the area.
We ask you to refuse permission to the applicants. The
probable future developement of the area would be hindered. The
welfare of the Town would be adversely affected. 'I'he conservation
of property values and the encouragement of the most appropriate
use of surrounding properties would be harmed.
