CUNLIFFE, his wife, both residing j I at 604 Durrell Circle, Ames, Iowa m Ii a, rr �� I' party of the first part,and • FRANK JAMES GREGORY residing at 527 Bergen Street, Harrison New Jersey, and Virginia Turner residing at 71 Belgrove Drive, Kearny, New Jersey, I party of the second part, WITNESSETH,that the party of the first part,in consideration of Ten ($10.00) --------------------------------------------- dollars, lawful money of the United States, and other good and valuable considerations paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or successors and assigns of the party of the second part forever, ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate, lying and being hLOW at Bay View, near Southold, in the Town of Southold, County of Suffolk, and State of New York, known and designated as Lot No. 51 on a certain Map entitled "Subdivision Map of CEDAR BEACH PARK", completed September 15, 1926, by Otto W. Van Tuyl, Surveyor, and filed in the Suffolk County Clerk's Office on December 20, 1927 as Map No. 90. EXCEPTING therefrom, however, a strip of land fifty feet in width extending from Cedar Point Drive easterly a distance of 292.52 feet, more or less, to Clear View Road, the northerly line of said strip of land being the southerly line of premises delineated on said map as "Reserved, Cedar Beach Inn" and the northerly line of lot 51, and the southerly line of said strip of land being 50 feet southerly there- from at all points when measured at right angles thereto. TOGETHER with all the right, title and interest of the party of , the first part, if any, in and to Cedar Point Drive, Oak Wood Drive and Clear View Road, in front of and abutting said premises to the respective center lines thereof. SUBJECT, however, to the right of the parties of the first part, their heirs, legal representatives, successors and assigns, to install, repair, maintain and replace public utility poles, lines, pipes, wires and conduits together with necessary guy wires, cross- arms and appurtenant equipment, on the surface, below the surface, and above the surface of the aforesaid private roads. SUBJECT TO THE FOLLOWING COVENANTS AND RESTRICTIONS: 1. Not more than one one-family dwelling house for residential purposes shall be erected on said premises. 2. That any dwelling house erected on said premises shall contain not less than 700 square feet on the ground floor. Being and intended to be the same premises conveyed by Benedict A. Manasek, Jr, and Mary J. Manasek, his wife, to Harry R. ; Cunliffe and Lois C.
