Dear Sir; I have recently purchased a parcel of rroperty on the West side of Youngs Ave., in the village of Southold. The property has a frontage of 150 ft and depth of aproxi~ately 200 ft. VJould it be permissible to divide the let in to two lots of 75 ft frontage and the full depth? If not what steps would be necessary to get a variance to the orcinance so that it could be done? Box 1179 Southold, New York 11971 Fax (516) 765-1823 Telephone (516) 765-1809 APPEALS BOARD MEMBERS BOARD OF APPEALS TOWN OF SOUTHOLD October 24, 199G He: Pending Application for a Building Permit (Garage) at Youngs A venue, Sou thold Information for the ZBA Ebbitt File (of 1959): This will confirm that the Building Inspector (J. Boufis) stopped by to review our 1959 file and was able to confirm that that split was for tho same property for which he has now received a building pormit (garage) application, second accessory building to an existing house. When leaving, John indicated that the 1959 file consisted of a survey showing a ROW along the rear property line, and John was concerned that if the ROW existed, that he may have to disapprove the building permit application due to a second front yard area. AppHrt'tltly, Paul Caminiti was contacted by his client (DeMaggio or another party) to contact our ZBA office. Since then, after three different conversations, the applicant would like to show that the 1959 ROW docs not exist. A copy of this memo is being sent to the Building Department in order to bring them up-to-date and ask the Building Department to contact Paul Caminiti, Esq. Mr. Caminiti said he was told that the ZBA offic'e was concerned about the ROW - which is not true. The right-of-way from the 1959 survey was a concern raised by the Building Department - and proof as to whether it exists or not is not properly in the jurisdiction of the ZBA office - it must determined by a Building Inspector under the "building permit application" for the seeond accessory building. Paul Caminiti just left our office at 2: 35, and said he will try to catch up with John since he can prove, he says, that the ROW does not (~xist.
