THIS INDENTURE, made as of the 25'h day of April 2019, between

York,New York 10007 hereinafter the "Grantor"or"party of the first part", and
61600 MAIN ROAD LLC, c/o Johnny Donadic, Member, 45-25 39'h Street, Long
Island City, New York 11104, hereinafter called "Grantee" or"party of the second part",
WITNESSETH, that the party of the first part, in consideration of the sum of TEN
dollars, lawful money of the United States, paid by the party of the second part, does
hereby grant and release unto the party of the second part, the heirs, or successors and
assigns of the party of the second part forever, all of Grantor's right, title and interest in the

by deed dated 1118/2001, and recorded in the Suffolk County Clerk's office on 4/29/2002
at Liber D00012182 at Page 994.
TOGETHER with all right, title and interest, if any, of the party of the first part in
and to any streets and roads abutting the above described premises to the center lines
thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of
the first part in and to the above-described premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever.
