and other good and valuable consideration paid by the party of the second part, does hereby grant
and release unto the party of the second part,the heirs or successors and assigns of the party of the
second part forever,

BEGINNING at a point on the easterly line of the 100 feet turnaround at the southerly end of Gull
Pond Road (Lane); said point being the southwesterly corner of land of Farrell and Lot 1 on"Map of
Fordham Acres—Section One"filed in Suffolk County Clerk's Office as Map No 3519:
RUNNING THENCE from said point of beginning along said land of Farrell the following four
courses:
(1) North 60 degrees 00 minutes 00 seconds East,48.30 feet;
(2) South 47 degrees 00 minutes 00 seconds East,6.88 feet;
(3) North 43 degrees 00 minutes 00 seconds East, 22.50 feet;
(4) North 60 degrees 00 minutes 00 seconds East 69.31 feet to the ordinary high water mark of Gull
Pond;
RUNNING THENCE South 30 degrees 00 minutes 00 seconds East 20.0 feet;thence South 60
degrees 00 minutes 00 seconds West, 141.13 feet to said easterly line of the turnaround;
RUNNING THENCE along said easterly line, North 30 degrees 00 minutes 00 seconds West, 20.0
feet to the point or place of BEGINNING.
Ad n Being and intended to be the same premises conveyed to Antoinette Beck-Witt, as surviving tenant
by the entirety by deed dated 10/02/2002 recorded 10/25/2002 in Liber 12216 page 865;the grantor
herein being the same person as the grantee in said deed recorded in Liber 12216 page 865.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the parry of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part,the heirs or successors and assigns of the party of
the second part forever. .
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties"when ever the sense of this indenture so
requires.
