and by virtue of the power and authority given in and by said last will and testament,

release unto the party of the second part,the heirs or successors and assigns of the party of the second part
forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,
lying and being on Fishers Tsland in the Town of Southold, County of Suffolk
and State of New York, being bounded and described as follows:
BEGINNING at an iron pin at a point on the easterly side of Hedge Street
at the northwesterly corner of the land now about to be described and
also the southwesterly corner of land now or formerly of Gilbert S. Hansa
and Tracy W. Hanse;
Running from thence from said point of BEGINNING North 77° 01' 10" East
along lands now or formerly of Hansa 153.00 feet to land of the People of
the State of New York; running thence the following two (2) courses and
distances along land of the People of the State of New York:
1. South 02° 26' 09" West 48.71 feet; and
2. South 07° 15' 47" East 99.39 feet to land now or formerly of
Walter S. Hellier;
Thence running along said last mentioned land South 85° 55' 08" West
120.25 feet to an iron _pipe and land now or formerly Angelo C. and Susan

Thence running along said last mentioned land the following two (2)
courses and distances:

This deed is a correction deed and executed and delivered for the
sole purpose of correcting an error in a deed from Alfred R. Grebe, Jr.
to West Harbor Bungalow, LLC, which deed was dated June 22, 2012 and was
recorded in the Suffolk County Clerk's Office on July 6, 2012 -in Liber
12698 Page 484. The description of the easterly boundary in the aforesaid �--r-
deed incorrectly included land which is claimed by The Peopie of the
State of New York located easterly of the true easterly boundary of South
02° 26' 09" West, 48.71 feet; and thence South 07° 15' 47" East, 99.39
feet.

TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof;
TOGETHER with the appurtenances, and also all the estate which the said decedent had at the time of
decedent's death in said premises, and also the estate therein, which the party of the first part has or has
power to convey or dispose of,whether individually,or by virtue of said will or otherwise;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the
same for any other purpose.
The word"party"shall be construed as if it read"parties'whenever the sense of this indenture so requires.
