party of the second part,the heirs or successors and assigns of the party of the second part forever,

ALL that certain plot,piece or parcel of land,situate,lying and being at Fishers Island,in the Town of Southold,
County of Suffolk and State of New York,being more particularly bounded and described as set forth on Schedule
A hereto.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed,dated
January 7,1998 and recorded in the Office of the Suffolk County Clerk on February 19,1998 in Liber 11879 page
081, and the same premises conveyed to-the party of the first part and Nancy A. Simonds by deed, dated
December 7, 11988 and recorded in the Office of the Suffolk County Clerk on December 20,1988 in Liber 10760
page 122.
SUBJECT TO an easement for parking up to four vehicles on the portion of the subject premises described on
Schedule B hereto which is hereby granted by the party of the first part for the benefit of the premises lying
southwesterly and across the twenty-foot-wide right of way from the subject premises,-which benefitted premises
are now owned by Harry P.Broom,Jr.and bear Suffolk County Tax Map No. 1000-010.00-03.00-025.004, said
parking easement to terminate and no longer be of any force or effect on the first date that neither the said Harry
P.Broom,Jr.nor any of his direct descendants shall have any ownership interest in the premises benefitted by the
parking easement granted herein.
TOGETHER with all right,title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the centerlines thereof;TOGETHER with the appurtenances and all the
estate and rights of the partyof the first part in and to said premises;TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first
partwill receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before'using any part of the total of the same for any other purpose.The
word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.

All those certain plots, pieces or parcels of land, situate, lying and being at Fishers Island,
Town of Southold, County of Suffolk and State of New York, being more particularly
bounded and described as follows:
Lots 82, 83, 84, 85, 86, 87, 88, 89 and 90 and part of Lot 81 as shown on "Plan of
Peninsula at Fishers Island owned by Charles W. Hedge and Frances G. Thorp, made by
Chandler & Palmer, Engrs, Norwich, Conn. 1913", which said Plan of Peninsula was filed
in the Office of the Suffolk County Clerk on March 11, 1913 as Map No. 223, said Lots and
part of Lot when taken together being more particularly bounded and described as follows:
BEGINNING at a point being the corner formed by the intersection of the southwesterly
side of a twenty-foot right of way with the northerly side of twenty-foot right of way, said
point also being the easterly corner of Lot 89 on the aforementioned Map;
RUNNING THENCE from said point of beginning in a northwesterly direction along the
southwesterly side of a twenty-foot right of way the following two(2)courses and distances:
