WITNESSETH,that Richard W.Grathwohl,having heretofore duly executed and created a Trust Agreement dated the
22nd day of April,2019,for the benefit of Grantor,Richard W.Grathwohl,and having in that Trust Agreement having
named the party of the second part Trustees,does hereby grant and release unto the party of the second part,and to any
successor trustee who may be designated or appointed,the premises hereinafter described,to be held in trust,in
accordance and in compliance with the terms and conditions of the Trust Agreement.
WITNESSETH,that the party of the first pan,in consideration of ten dollars and other valuable consideration paid by
the party of the second pari,does hereby grant and release unto the party of the second part,the successors and assigns
of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,
lying and being at Cutchogue, in the Town of Southold, County of Suffolk and
State of New York and bounded and described as follows:
BEGINNING at a monument on the northerly side of Main Road, at the
41 southeasterly corner of the premises about to be described and the
southwesterly corner of land 25975 Old Homestead, LLC; running thence
from said point or place of beginning along the northerly side of Main
Road South 69° 30' 00" West 94.80 feet to a monument and land of Way Back
Inc.; running thence along said last mentioned land North 31° 35' 20"
West 441.80 feet to a monument and land of Michael and Diane Crosser;
running thence along said last mentioned land North 61° 53' 00" East
148.50 feet to a pipe and land of 25975 Old Homestead, LLC; running
thence along said last mentioned land South 24° 36' 20" East 454.45 feet
to a monument on the northerly side of Main Road and the point or place
of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed by deed dated March
30, 1970 and recorded in the Suffolk County Clerk's Office on April 27,
1970 in Liber 6734 Page 311.
TOGETHER with the appurtenances and-all the estate and rights of the party of the first part in and to the above-
described premises,subject to the terms and provisions of the aforesaid Trust Agreement.
TOGETHER with all right, title and interest, if any,of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part,the successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
