THIS INDENTURE, made as of the 14' day of March, 2019,
BETWEEN, GEORGE VOUVOUDAKIS and DESPINA VOUVOUDAKIS, his wife,
residing at 145-26 17' Road, Flushing, New York 11357, reserving upon
themselves a life estate,
party of the first part, and
DIANA SEDEREAS, residing at 814 White Oak Court, Lake Hopatcong,
New Jersey 07849,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of one dollar and other good and
valuable consideration paid by the party of the second part, does hereby grant and release unto the
party of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL, that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Mattituck, in the Town of Southold, County of Suffolk and
State of New York, known as and designated as Lot No. 14 on a map known as "Map of Sunset
Knolls, Section 2,Mattituck, Town of Southold, Suffolk County,New York"and filed in the office
of the Clerk of Suffolk County on April 9, 1970 as Map No. 5448.
Said premises located at and known as and by street number 2080 Stanley Drive, Mattituck,
New York 11952, designated on Tax Map as Section 106.00, Block 07.00, Lot 042.001.
Party on the first part having acquired title by deed dated March 15, 1982 and recorded on
March 17, 1982, in Liber 9156, Page 131 in the Office of the Clerk of Suffolk County.
RETAINING onto the party of the first part a life estate in said premises
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in
and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for the purpose of paying the cost of
the improvement and will apply the same first to the payment of the cost of the improvement before
using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
