is requested for the reoson tha~ I wish to replace an existing small dwelling with a
larger split level type dwelling similar to By home at Garden city,(29 spruce
The existing dwelling is located very close to the street~ ~n o~ae~ to keep to the
e~$sting setback l~e it will be necessary to obtain a side yard variance.

1. STRICT ',~PPLICATION OF THE ORDINANCE would produce UNDUE HARDSHIP because: We wish
to duplicate our garden City home on this lot~ it is impossible to enlarge the lot or
frontage. The Existing dwelling on the north (east Road) end of the properly was there
when the, property w~as purchased in t~35., and does not now comform to p~rsent setback
regulations. To~maintain ~the required setback a side yard verianc~ ~f aproximate!y
2.5 ft is ne~essa~. There will be no objection from the adjoining property owner on the
west' to :aving~ a~5 ft sideboard on both sides of the proposed ~dwelling. Denial of this
reqiest would ~n ~due and ~neeessary hardship as th~ property on the east is
open on the north end - dwelling is on the water - ~and new dwelling would be reDlacin~
