SEQRA Type Classifications:
Colton Acres Standard Subdivision —This standard subdivision proposes to
subdivide 4.24 acres into three 1.2-acre lots in the R-40 Zoning District. The property is
located at +/- 275' west of Gillette Drive, East Marion. SCTM#1000-38-1-1.8

Liebert Standard Subdivision —This proposal is for the standard subdivision of a
2.43-acre vacant lot into two lots, where Lot 1 equals 54,134 sq. ft. and Lot 2 equals
54,134 sq. ft. in the R-40 Zoning District. This parcel is located at 6510 Horton Lane
100' southeast of the intersection of Jennings Road and Hortons Lane), Southold.

SUBDIVISIONS
Final Determinations:
Wickham & Wickham Resubdivision —The resubdivision proposes to merge part of
Lot 2 with Lot 1. Lot 1 (SCTM#1000-103.-11-21) is 0.54 acres. Lot 2 contains two tax
parcels, SCTM#1000-103.-11-22.1, the reserved area of 0.39 acres, and SCTM#1000-
103.-11-22.2, the farm area where the development rights are held by Suffolk County.
As a result of this resubdivision, Lot 2 will no longer contain a reserved area, and Lot 1
will increase in size from 0.54 acres to 0.93 acres, in the R-80 Zoning District. The
Zoning Board of Appeals granted a variance for the nonconforming lot size in File:
7101. This parcel is located on a right-of-way +/- 200' southwest of Old Pasture Road in
Cutchogue. SCTM#1000-103-11-21, 22.1 & 22.2
260 Hortons Lane Resubdivision —This resubdivision proposes to transfer 0.07 acres
(3,240 sq. ft.) from SCTM#1000-61.-1-9.3 to SCTM#1000-61.-1-3.1. As a result of this
resubdivision, Lot 9.3 will decrease in size from 2.53 acres to 2.46 acres and Lot 3.1 will
increase in size from 0.48 acres to 0.55 acres in the HB Zoning District. The properties
are located at 260 Hortons Lane and 53095 State Route 25, on the east side of Hortons
Lane, +/- 250' northwest of SR 25 in Southold. SCTM#1000-61.-1-3.1

Peconic Landing Duplex, 108 Thompson Boulevard —This site plan is for the
proposed conversion of one existing 1-story 2,600 sq. ft. single family dwelling to a two
family dwelling with no expansion of living area and no basement, 4 parking stalls on a
Hamlet Density (HD) and R-80 split zoned parcel totaling 143 acres. The property is
located at 1205 Route 25, 108 Thompson Boulevard, Greenport. SCTM#1000-35-1-25
North Fork Self Storage #3 —This site plan is for the proposed construction of one (1)
2 - story self-storage building at 40,500 sq. ft., two (2) 1 - story self-storage buildings at
5,300 sq. ft. and 6,700 sq. ft. as Phase One and two (2) RV Carport structures at

11,250 sq. ft. and 9,450 sq. ft. as Phase Two, with 53 parking stalls on 3.7 acres in the
Light Industrial Zoning District. The property is located at 65 Commerce Drive,
Cutchogue. SCTM#1000-96-1-1.3
SITE PLANS
Determinations:
Captain Reds Marine Sales Site Plan —This site plan is for the proposed construction
of a 3,680 sq. ft. metal building (ZBA file 7014) for storage (no basement) where there
exists a 1 -story 1,168 sq. ft. office building for boat sales, storage, parking and display
with 8 parking stalls on a General Business (B) and R-40 split zoned parcel totaling 1.6
acres. The property is located at 9605 Route 25 Mattituck. SCTM#1000-122-6-12
Tenedios Barn & Greenhouse Amended —This amended agricultural site plan is for
the addition of a 60' x 24' (1,440sq. ft.) greenhouse to a site where a one story 8,664
sq. ft. building to house livestock and store feed, supplies and farm equipment has
conditional approval from the Planning Board, on a 34.5 acre farm, of which 29.5 acres
have development rights held by Southold Town and 5 acres have development rights
intact (the greenhouse is located in the 5-acre area and the barn is located in the 29.5-
acre area) in the R-200 Zoning District. The property is located at 28410 Route 25,
Orient. SCTM#1000-19-1-1.4 & 1.3

THIS IS TO CERTIFY THAT THE FOLLOWING RESOLUTION WAS ADOPTED AT
THE REGULAR MEETING OF THE SOUTHOLD PLANNING BOARD ON
JULY 8,2019:
WHEREAS, the Southold Town Board, by resolution#2009-864, directed the Planning Board to
complete an update to the Town Comprehensive Plan; and
WHEREAS, the Planning Board, to assure full opportunity for citizen participation in the
preparation of the proposed plan,has held 64 public input meetings. Prior to all public input
meetings, advertisements were placed in the newspaper and radio, on the local government tv
channel, and on flyers in public locations throughout the town, and all materials were posted on
the website and paper copies of each chapter were made available in all libraries and on Fishers
Island; and
WHEREAS, the Planning Board collected input from all public input meetings, as well as from
e-mails and letters submitted with comments. All public input was considered, and edits made
where necessary. An accounting of all input and how it was used is posted online for each
chapter; and
WHEREAS, pursuant to New York State Town Law §272-a,the Planning Board must hold a
public hearing prior to recommending the plan to the Town Board; and
WHEREAS,the Planning Board has set a Special Meeting for July 29, 2019 for this purpose;
and
WHEREAS, at their public hearing on July 29, 2019 the Planning Board will provide an
overview of the plan, and answer any questions. The Board will also gather all comments from
this hearing, and provide them to the Town Board for consideration; and
WHEREAS, after the Planning Board hearing there will be further opportunity for public
comments on the plan at the Southold Town Board's public hearing, to be held later this
summer,-and - — --- ----
WHEREAS, prior to the Planning Board's public hearing, the complete plan will be made
available on the Town's website, and also in paper form with multiple copies available at the
following locations:

The following resolutions were adopted at a meeting of the Southold Town Planning
Board on Monday, July 8, 2019:
WHEREAS, this Standard Subdivision proposes to subdivide 4.24 acres into three 1.2-
acre lots in the R-40 Zoning District, located on the south side of SR25 +/- 275' west of
Gillette Drive in East Marion; and
WHEREAS, on November 2, 2018, the applicant submitted a Sketch Plan application
and fee; and
WHEREAS, on December 17, 2018, the Sketch Plan was found incomplete, as the 4-lot
proposal did not meet the minimum requirements for a Yield Plan pursuant to §240-
10(6); and
WHEREAS, on February 11, 2019, the applicant submitted a corrected Yield Plan with a
yield of three lots;
WHEREAS, on February 25, 2019, the Planning Board found the Sketch Plan
application complete due to the submission of the corrected Yield Plan; and
WHEREAS, on-April 8,.2019, the-Planning Board granted a Conditional Sketch Plan
Approval upon the application; and

WHEREAS, on June 7, 2019, the applicant submitted Preliminary Road and Drainage
Plans, a Preliminary Plat, and Preliminary Plat application and fee in the amount of
$1,000; and
WHEREAS, on July 8, 2019, the Planning Board found the Preliminary Plat application
complete; and
WHEREAS, the Southold Town Planning Board, pursuant to State Environmental
Quality Review Act (SEQRA) 6 NYCRR, Part 617, has determined that the proposed
action is an Unlisted Action as it does not meet any of the thresholds of a Type I Action,
nor does it meet any of the criteria on the Type II list of actions; be it therefore
RESOLVED, that the Southold Town Planning Board has determined that this proposed
action is an Unlisted Action under SEQRA as described above; and be it further
RESOLVED, that the Southold Town Planning Board sets Monday, August 5, 2019 at
6:03 p.m. for a Public Hearing upon the map entitled, "Colton Acres Standard
Subdivision Preliminary Plat," prepared by Anthony Stancanelli, Licensed Engineer,
dated and last revised May 1, 2019.

Located on the east side of Hortons Lane, +/- 100' southeast of
Jennings Road, Southold
SCTM#1000-54.-3-14.8 Zoning District: R-40
Dear Mr. Cuddy:
The Southold Town Planning Board adopted the following resolutions at a Public
Meeting held on Monday, July 8, 2019:
WHEREAS, this proposal is for the standard subdivision of a 2.43-acre vacant lot into
two lots, where Lot 1 equals 54,134 sq. ft. and Lot 2 equals 54,134 sq. ft. in the R-40
Zoning District; and
WHEREAS, on April 12, 2018, the agent submitted a Sketch Plan application; and
WHEREAS, on May 7, 2018, the Sketch Plan application was found incomplete and
additional materials were required; and
WHEREAS, on August 13, 2018, the applicant applied for a Building Permit to construct
a single-family dwelling on Lot 1; and
WHEREAS, on September 4, 2018, the applicant received Build Permit#42988 to
construct a single-family dwelling on Lot 1; and
WHEREAS, on September 17, 2018, the applicant was issued a stop work order for
clearing the site prior to approval from the Planning Board for the pending subdivision
application in file #566; and

WHEREAS, on September 21, 2018, the applicant submitted a request to clear and
build on the site prior to Final Approval from the Planning Board, which included a plan
showing the cleared area on the site and the building plans; and
WHEREAS, on September 27, 2018, the Planning Board sent the applicant a letter
requesting that additional dimensions be added to the plan to ensure the subdivision
design would not be hindered by the location of the proposed house on Lot 1;
WHEREAS, on October 15, 2018, the applicant submitted a revised plan; and
WHEREAS, on October 22, 2018, the Planning Board decided to allow the applicant to
clear and build on Lot 1 prior to Final Approval by the Planning Board contingent upon
the following conditions:
1. The driveway to access Lots 1 & 2 must be designed as a common driveway;
2. Apply for approval from the Suffolk County Department of Health Services
(SCDHS) Office of Wastewater Management for an Innovative Alternative On-
Site Wastewater Treatment System (I/A OWTS) for the proposed house on Lot 1;
3. There will be no further clearing allowed beyond what is shown on the plan that
was submitted on October 15, 2018 until the Planning Board has approved the
Final Plat and the map has been filed and all necessary permits have been
obtained. The only exception will be the clearing necessary to move the driveway
to meet the common driveway requirement; and
WHEREAS, on January 7, 2019, the applicant submitted a revised Sketch Plan; and
WHEREAS, on January 25, 2019, the applicant submitted proof of application for an
Innovative Alternative On-Site Wastewater Treatment System (I/A OWTS) for the
proposed house on Lot 1; and
WHEREAS, on January 28, 2019, the Planning Board found the Sketch Plan application
complete; and
WHEREAS, on February 11, 2019, the Planning Board granted a Conditional Sketch
Plan Approval upon the application; and
WHEREAS, on April 1, 2019, the applicant submitted a Preliminary Plat application and
fee where the common driveway was shown as 20'; and
WHEREAS, on April 17, 2019, the agent was notified on that a 25' common driveway
would be required in accordance to the Town Code §240-45 Common driveways; and

WHEREAS, on May 7, 2019, the agent submitted a plan inclusive of a 25' common
driveway; and
WHEREAS, on May 20, 2019, the Planning Board found the Preliminary Plat application
incomplete and required the applicant to submit a report from the project engineer that
determined if a DEC SWPPP would be required for the subdivision; and
WHEREAS, on June 3, 2019, the applicant's agent submitted a report from Douglas
Adams, PE, which indicated that a DEC SWPPP will not be required for this application;
and
WHEREAS, on June 17, 2019, the Planning Board found the Preliminary Plat
application complete at their work session; and
WHEREAS, the Southold Town Planning Board, pursuant to State Environmental
Quality Review Act (SEQRA) 6 NYCRR, Part 617, has determined that the proposed
action is an Unlisted Action as it does not meet any of the thresholds of a Type I Action,
nor does it meet any of the criteria on the Type II list of actions; be it therefore
RESOLVED, that the Southold Town Planning Board has determined that this proposed
action is an Unlisted Action under SEQRA as described above; and be it further

The Southold Town Planning Board adopted the following resolutions at a meeting held
on Monday, July 8-, 2019:

WHEREAS, on April 22, 2019, the Southold Town Planning Board found the
resubdivision application complete at their Work Session; and

WHEREAS, on May 7, 2019, the Planning Board classified this proposed action as a
Type II Action under SEQRA; and
WHEREAS, on May 7, 2019, that the Southold Town Planning Board, pursuant to §240-
56 Waivers of certain provisions, waived the following provisions of subdivision;
a. Article V. Sketch Plat Review
b: §240-10 (A): Existing Resources Site Analysis Plan (ERSAP)
c. §240-10 (8): Yield Plan
d. §240-10 (C): Primary & Secondary Conservation Area Plan
e. Article VI: Preliminary Plat Review; and
WHEREAS, on May 30, 2019, the application.was referred to the Suffolk County
Planning Commission and the Suffolk County Division of Planning & Environment, Open
Space and Farmland Unit for comment; and
WHEREAS, on June 3, 2019, the Public Hearing was held and closed without comment;
and
WHEREAS, on June 24, 2019, the Suffolk County Planning Commission and the Suffolk
County Division of Planning & Environment, Open Space and Farmland Unit responded
with the following comment:
1. We have no objection to the resubdivision proposal which does not affect SC
Farm PDR property, as long as there is no change to the SC Farm PDR property
boundaries and that it remains under a separate tax number; and
WHEREAS, pursuant to the resubdivision Policy set by the Planning Board in February
2011, this application is eligible for decision from the Planning Board prior to receiving
approval by the Suffolk County Department of Health Services (SCDHS) as it meets the
following criterion set forth in that policy:
• Where no new development potential will be created in the parcel to which the
land is transferred; and
WHEREAS, this application is EXEMPT from review by the Local Waterfront
Revitalization Program as no new development potential will come as a result of this
resubdivision; and
WHEREAS, on July 8, 2019, at their Work Session, the Planning Board found the
resubdivision application complete and determined that the proposed action meets all
the necessary requirements of Town Code §240-57 for a resubdivision application;
therefore be it
RESOLVED, that the Southold Town Planning Board hereby waives the requirement to
receive approval from the Suffolk County Department of Health Services prior to
approval of this resubdivision by the Southold Town Planning Board; and be it further

RESOLVED, that the Southold Town Planning Board grants Final Approval upon the
plan entitled, "John L. Wickham Resubdivision", prepared by John C. Ehlers, Land
Surveyor, dated December 8, 2014, last revised July 26, 2017 and authorizes the
Chairman to endorse the map.
Please Note: The Southold Town Planning Board, in waiving the requirement for
SCDHS approval prior to their own approval, is simply waiving a technical
requirement of Final Plat Approval under the Town Code and makes no
representations as to whether SCDHS approval is required. SCDHS approval of
this resubdivision may be necessary to be in compliance with the Suffolk County
Sanitary Code, and to be eligible for future construction or renovations.
Please submit a copy of the recorded deed to the Southold Town Planning Department
within 62 days of the date of Final Approval, or such approval shall expire and be null
and void.
The statement below MUST be signed by the property owners and returned to the
Planning Department to validate this approval resolution.
The signed Final Approval resolution must be brought to the Suffolk County Clerk's
Office when filing the deeds to accomplish the resubdivision for certification of the
Planning Board's approval.
I understand that Southold Town Planning Board approval of this Resubdivision
does not grant, guarantee or waive an approval, if required, from the Suffolk
County Department of Health Services (SCDHS). I understand that I will need to
apply separately to the SCDHS for any applicable approvals.

The Southold Town Planning Board adopted the following resolutions at a meeting held
on Monday, July 8, 2019:
WHEREAS, this resubdivision proposes to transfer 0.074 acres (3,240 sq. ft.) from
SCTM#1000-61.-1-9.4 to SCTM#1000-61.-1-3.1; and
WHEREAS, as a result of this resubdivision, Lot 9.3 will decrease in size from 2.53
acres to 2.46 acres and Lot 3.1 will increase in size from 0.48 acres to 0.55 acres in the
HB Zoning District; and
WHEREAS, the properties are located at 260 Hortons Lane and 53095 State Route 25,
on the east side of Hortons Lane, +/- 250' northwest of SR 25 in Southold; and
WHEREAS, on April 15, 2019, the applicant submitted a resubdivision application for
review by the Southold Town Planning Board; and
WHEREAS, on May 6, 2019, the Planning Board found the resubdivision application
complete at their Work Session; and .
WHEREAS, on May 6, 2019, that the Planning Board, pursuant to §240-56 Waivers of
certain provisions,'waived the following provisions of subdivision;

WHEREAS, on May 30, 2019, the application was referred to the Suffolk County
Planning Commission for comment; and
WHEREAS, on June 3, 2019, the Public Hearing was held and closed without comment;
and
WHEREAS, on June 24, 2019, the Suffolk County Planning responded that this
application should be a matter for local determination; and
WHEREAS, pursuant to the resubdivision policy set by the Planning Board in February
2011, this application is eligible for decision from the Planning Board prior to receiving
approval by the Suffolk County Department of Health Services (SCDHS) as it meets the
following criterion set forth in that policy:
• Where no new development potential will be created in the parcel to which the
land is transferred; and
WHEREAS, this application is EXEMPT from review by the Local Waterfront
Revitalization Program as no new development potential will come as a result of this
resubdivision; and
WHEREAS, on July 8, 2019, at their Work Session, the Planning Board found the
resubdivision application complete and determined that the proposed action meets all
the necessary requirements of Town Code §240-57 for a resubdivision application;
therefore be it
RESOLVED, that the Southold Town Planning Board hereby waives the requirement to
receive approval from the Suffolk County Department of Health Services prior to
approval of this resubdivision by the Southold Town Planning Board; and be it further
RESOLVED, that the Southold Town Planning Board grants Final Approval upon the
plan entitled, "Lot Line Modification Map of Property", prepared by Nathan Taft Corwin

Please Note: The Southold Town Planning Board, in waiving the requirement for
SCDHS approval prior to their own approval, is simply waiving a technical

§280-131 C., distributed the application to the required agencies for their comments;

WHEREAS, the action is exempt from Suffolk County Planning Commission (SCPC)
review; and
WHEREAS, on March 1, 2019, the Southold Town Code Enforcement officer verified
that there were no open violations on the subject parcel;
WHEREAS, on March 11, 2019, a Public Hearing was held and left open because it
was not properly noticed; and
WHEREAS, on March 14, 2019, the Architectural Review Committee reviewed the
proposed project and approved it as submitted; and

WHEREAS, on March 27, 2019, the Mattituck Fire District determined there was
adequate fire protection for the site; and
WHEREAS, on April 3, 2019, the Southold Town Fire Inspector reviewed and
determined that there was adequate fire protection and emergency access for the site;

WHEREAS, on April 8, 2019, a Public Hearing was continued and closed; and
WHEREAS, on April 29, 2019, the Southold Town Engineer reviewed the proposed
project and provided certain recommendations that were incorporated into the site plan
to ensure all drainage meets the minimum requirements of Chapter 236 for Storm Water
Management; and
WHEREAS, on April 29, 2019, the Town of Southold Local Waterfront Revitalization
Program Coordinator reviewed the proposed project and determined the project to be
consistent with Southold Town LWRP policies; and
WHEREAS, on May 6, 2019, the Southold Town Planning Board, as Lead Agency
pursuant to SEQRA, made a determination of non-significance for the proposed action
and granted a Negative Declaration; and
WHEREAS, on May 6, 2019, the Planning Board conducted a referral review and
required revised site plans and additional information; and
WHEREAS, on May 28, 2019, the Southold Town Chief Building Inspector reviewed
and certified the proposed Boat Sales as a permitted use in the General Business (B)
Zoning District pursuant to ZBA file 7014 & SE4681; and
WHEREAS, on June 17, 2019, Karen Hoeg, authorized agent, submitted final site plans
and additional information as required; and
WHEREAS, on July 8, 2019, the Southold Town Planning Board determined that all
applicable requirements of the Site Plan Regulations, Article XXIV, §280 — Site Plan
Approval of the Town of Southold, have been met; therefore be it
RESOLVED, that the Southold Town Planning Board has determined that this proposed
action is consistent with the policies of the Town of Southold Local Waterfront
Revitalization Program; and be it further
RESOLVED, that the Southold Town Planning Board grants approval with eight (8)
conditions for the site,plan entitled "Captain Reds Marine Sale", prepared by John C.

On-going Site Plan conditions:
3. This site plan is pursuant to ZBA file #7014 including eight (8) conditions;
4. This site plan is for an office building for boat sales, a metal storage
building, parking and display only;
5. The natural landscaped area in the rear of the parcel and along the east&
west property lines in the R-40 zone, shall be maintained as a natural
landscaped and/or vegetated buffer area as shown on the site plan;
6. The applicant must install 6 foot high solid fencing (stockade or similar)
along the entire perimeter of the property's code permitted side and rear
yards. No gates to adjacent properties are permitted. This fence is required
both as a condition of the ZBA (decision #7014) and to satisfy the transition
buffer requirement in Town Code;
7. No storage of boats, boat trailers, vehicles or equipment shall be permitted
in the easterly 15 foot side yard setback for the proposed storage building
granted herein. The 15 feet side yard setback must remain open and
unobstructed at all times;
8. No boats, trailers or other items are permitted to be displayed in the front
of the building, except in designated display areas as shown on the site
plan.
Please also note the following requirements in the Southold Town Code relating to Site
Plans:
1. Any new lighting fixtures beyond those approved as part of the Lighting Plan
must conform to the Code and may require Planning Board approval
depending on their number, size, intensity and location. Fixtures shall be
shielded so the light source is not visible from adjacent properties and

roadways and shall focus and direct the light in such a manner as to contain
the light and glare within property boundaries and conform to §172 of the
Town Code.

Town Engineer at the time of installation. Please call the Southold Town
Engineer prior to beginning this work.
4. Approved Site Plans are valid for eighteen months from the date of approval,
within which time all proposed work must be completed, unless the Planning
Board grants an extension.
5. Any changes from the Approved Site Plan shall require Planning Board
approval.
6. Prior to the issuance of a Certificate of Occupancy, the Planning Board must
inspect the site to ensure it is in conformity with the Approved Site Plan, and
issue a Final Site Inspection approval letter. Should the site be found not in
conformance with the Approved Site Plan, no Certificate of Occupancy may
be issued unless the Planning Board approves the changes to the plan.
A copy of the Approved Site Plan is enclosed for your records. One copy will also be

The Southold Town Planning Board adopted the following resolution at a meeting held
on Monday, July 8, 2019:
WHEREAS, this amended agricultural site plan is for the addition of a 60' x 24'
(1,440sq. ft.) greenhouse to a site where a one story 8,664 sq. ft. building to house
livestock and store feed, supplies and farm equipment has conditional approval from the
Planning Board, on a 34.5 acre farm, of which 29.5 acres have development rights held
by Southold Town and 5 acres have development rights intact (the greenhouse is
located in the 5-acre area and the barn is located in the 29.5-acre area) in the R-200
Zoning District; and
WHEREAS, on February 11, 2019, the Southold Town Planning Board granted an
amended approval with conditions for the Tenedios Barn and Greenhouse site plan,
authorizing the Chairman to endorse the site plan after Conditions "A" through "G" were
met; and
WHEREAS, on February 28, 2019, the Orient Fire District provided correspondence to
the Planning Board as required; and
WHEREAS, on April 1, 2019, Pat Moore, authorized agent, submitted revised site plans
for review; and

WHEREAS, on May 7, 2019, the New York State Department of Environmental
Conservation (NYSDEC) issued permit#1-4738-03952/00003 for the subject site plan
application; and

and certified the proposed Greenhouse as a permitted use in the R-200 Zoning District;
and
WHEREAS, on June 7, 2019, Pat Moore, authorized agent, submitted revised site plans
for review; and
WHEREAS, on July 2, 2019, the Office of the Town Engineer confirmed that the
proposed construction and ground disturbance is in compliance with Town Code
Chapter 236; and
WHEREAS, on July 3, 2019, Jeff Butler, authorized engineer, submitted final site plans;
and
WHEREAS, on July 8, 2019, the Southold Town Planning Board determined that
conditions A— G of the conditional site plan approval have been met; therefore be it
RESOLVED, that the Southold Town Planning Board authorizes the Chairman to
endorse the Site Plan with one (1) condition, for the Site Plan entitled "Amended Site
Plan for Tenedios Farm", prepared by Jeffrey T. Butler, P.E. dated March 22, 2017 and
last revised July 1, 2019.
Condition
• The perimeter of the area of disturbance shall be staked out prior to the
commencement of any construction activity.
Conditions of approval (ongoing)
Tenedios Barn & Greenhouse Amended Site Plan Application
1. The purpose of this amended site plan is to consolidate and replace the plan that
received conditional site plan approval on January 14, 2019, entitled "Tenedios
Farm", prepared by Jeffrey T. Butler P.E., dated March 22, 2017 and last revised
October 16, 2018; and to acknowledge the proposed construction of a 1,440 sq.
ft. greenhouse;
2. The public is not permitted to access the barn or greenhouse;
3. The barn and the driveway to the barn shall be used for agricultural purposes
only as per the Town's easement;

4. Livestock grazing, paddocks, shelters and enclosures shall be located outside
the vegetated buffers shown on the site plan;
5. Livestock shall be prevented from entering the vegetated buffers;
6. Buffers:
Vegetated Buffers 2 & 3 shall be managed for the following benefits:
a. Provide denitrification and nutrient uptake;
b. Slow water runoff and enhance infiltration;
c. Trap pollutants in surface runoff& subsurface flow;
d. Stabilize soils.
Vegetated Buffer 1 shall be managed to maintain existing trees, shrubs and
groundcover;
7. Signs:
Any sign that requires a sign permit must be reviewed and approved by the
Planning Board prior to installation;
8. Lighting:
No exterior lights were reviewed or approved in connection with this amended
site plan. Any exterior lights on or around the outside of this greenhouse must be
reviewed and approved by the Planning Board and must meet Town Code §172
Lighting;
9. The Planning Board strongly encourages the property owner to follow the
guidelines developed by the USDA for sustainable numbers of animals on
pasture. The Board further encourages the farm owner to request a nutrient
management plan for the animal husbandry portion of the farm, as well as
consulting with the USDA Natural Resource Conservation Service (NRCS). The
Board also strongly encourages the property owner to develop a Comprehensive
Nutrient Management Plan (CNMP) to address nutrient loading to surface and
ground waters by working with the Suffolk County Soil and Water Conservation
District and/or USDA NRCS.
Please also note the following requirements in the Southold Town Code relating to Site
Plans:
1. Any new lighting fixtures beyond those approved as part of the Lighting Plan
must conform to the Code and may require Planning Board approval
depending on their number, size, intensity and location. Fixtures shall be

4. Approved Site Plans are valid for eighteen months from the date of approval,
within which time all proposed work must be completed, unless the Planning
Board grants an extension.
5. Any changes from the Approved Site Plan shall require Planning Board
approval.
6. Prior to the issuance of a Certificate of Occupancy, the Planning Board must
inspect the site to ensure it is in conformity with the Approved Site Plan, and
issue a Final Site Inspection approval letter. Should the site be found not in
conformance with the Approved Site Plan, no Certificate of Occupancy may
be issued unless the Planning Board approves the changes to the plan.
A copy of the Approved Site Plan is enclosed for your records. One copy will also be
sent to the Building Department and the Town Engineer/Highway Department.
