Andrew T. Dzenkowski, who died a resident of Suffolk County, New York
on July 31, 1981
party of the first part,and BETH DZENKOWSKI, TRUSTEE of the Alice R. Dzenkowski
Family Trust dated April 23, 2019, residing at 625 Southern Boulevard,
East Marion, New York 11939
party of the second part,
WITNESSETH,that Alice R.Dzenkowski,having heretofore duly executed and created a Trust Agreement dated the
23rd day of April,2019,for the benefit of Grantor,Alice R.Dzenkowski,and having in that Trust Agreement having
named the party of the second part Trustee,does hereby grant and release unto the party of the second part,and to any
successor trustee who may be designated or appointed,the premises hereinafter described,to be held in trust,in
accordance and in compliance with the terms and conditions of the Trust Agreement.
WITNESSETH,that the party of the first part,in consideration of ten dollars and other valuable consideration paid by
the party of the second part,does hereby grant and release unto the party of the second part,the successors and assigns
of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,
lying and being in the Hamlet of East Marion, Town of Southold, County of Suffolk
and State of New York, bounded and described as follows:
ABEGINNING at the corner formed by the intersection of the northerly side
of Southern Boulevard and easterly side of Rocky Point Road and the
southwest corner of the premises about to be described; running thence
North 7° 05' 20" West 385.29 feet to land of Mastorakis; running thence
along said last mentioned' land and land of Caputo and Dominguez North 82°
54' 40" East 264.40 feet to land of Misthos.; running thence along said
last mentioned land South 3° 10' 40" East 402.43 feet to the northerly
side of Southern Boulevard; running thence along the northerly side of
Southern Boulevard South 86° 49' 20" West 237.51 feet to the point or
place of BEGINNING.
SUBJECT TO a 50 foot right of way on the northerly portion of the
premises.
BEING AND INTENDED TO BE a part of the same premises conveyed by deed
dated January 29, 1960 and recorded in the Suffolk County Clerk's Office
on February 1, 1960 in Liber 4762 Page 443.
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to the above-
described premises,subject to the terms and provisions of the aforesaid Trust Agreement.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part,the successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
