SPECIAL MEETING
THURSDAY, MAY 23, 2019
4:00 P.M.
A Special Meeting of the SOUTHOLD TOWN ZONING BOARD OF APPEALS was
held at the Southold Town Hall Annex, Second Floor Conference Room, 54375 Main Road at
Youngs Avenue, Southold on Thursday, May 23, 2019 commencing at 4:00 P.M.
Present were:
Leslie Kanes Weisman, Chairperson
Eric Dantes, Vice Chair
Nick Planamento, Member
Patricia Acampora, Member
Robert Lehnert, Member
William Duffy, Town Attorney
Kim E. Fuentes, Board Assistant
Call to Order at 4:09 P.M. by Chairperson Weisman.
WORK SESSION:
a) Requests from Board Members for future agenda items.
b) The Board discussed the Planning Board request relating to two applications for area
variance relief to create lots from proposed subdivisions. The Planning Board is
conducting a study of existing subdivisions, and considering how development of
substandard sized vacant lots affect density and environmental conditions.
c) The Town Board held a public hearing relating to the definition of Pool House, the
hearing will remain open until June 4, 2019 for written comment.

d) In the morning of the upcoming June 6, 2019 Regular Meeting, the Board's environmental
consultant will review the DEIS of The Enclaves Hotel.
e) Board Training is scheduled for June 20, 2019 at 4:00 P.M. FEMA Regulations by
Michael Verity and Mark Terry.
f) At 4:24 P.M. —Began Board Training. Town Attorney, William Duffy presented
"Agriculture and Markets Law."
EXECUTIVE SESSION:
5:22 P.M. Motion was offered by Chairperson Weisman, seconded by Member Acampora to
enter into Executive Session. Vote of the Board: Ayes: All. This Resolution was duly
adopted (5-0).

6:01 P.M. Motion was offered by Chairperson Weisman, seconded by Member Acampora to
exit Executive Session. Vote of the Board: Ayes: All. This Resolution was duly dopted

POSSIBLE RESOLUTION TO CLOSE THE FOLLOWING HEARINGS:
KAREN M. POWER #7262 — Request for Variances under Article XXIII, Section 280-124;
and the Building Inspector's October 16, 2015, Amended November 16, 2018 Notice of
Disapproval based on an application for a permit to construct additions and alterations to an
existing single family dwelling, at; 1) less than the code required minimum total side yard
setback of 25 feet, 2) more than the code permitted maximum lot coverage of 20%; at: 555
Riley Avenue, Mattituck, NY. SCTM#1000-143-4-16. BOARD RESOLUTION: A motion
was offered by Chairperson Weisman, seconded by Member Lehnert to Close the hearing and
reserve decision to a later date. Vote of the Board: Ayes: All. This Resolution was duly
adopted 5-0Z
DELIBERATIONS/POSSIBLE DECISIONS/RESOLUTIONS: The Board continued
with agenda items, and commenced deliberations on the following application. The original
determinations of each of the following applications as decided are filed with the Southold
Town Clerk:

RESOLUTIONS:
RESOLUTION ADOPTED: Motion was offered by Chairperson Weisman, seconded by
Member Planamento to authorize advertising of hearings for Regular Meeting to be held on
June 6, 2019 which Regular Meeting will commence at 8,:00 A.M., Town Meeting Hall,
53095 Main Road, Southold. Vote of the Board: Ayes: Members Weisman, Dantes,
Planamento, Acampora and Lehnert. This Resolution was duly adopted (5-0).
RESOLUTION ADOPTED: Motion was offered by Member Weisman, seconded by
Member Planamento to approve minutes from May 9, 2019, Regular Meeting. Vote!of the

Board: Ayes: Members Weisman, Dantes, Planamento, Acampora and Lehnert. This
Resolution was duly adopted (5-0).
There being no other business properly coming before the Board at this time, Chairperson
Weisman declared the meeting adjourned. The meeting was adjourned at 6:26 P.M.
