Meeting Minutes
MEETING #133
January 10th, 2019
Present: Rona Smith, Denis Noncarrow, Debra O’Kane, Eric Dantes, Patricia
Lutzky and Councilman James Dinizio (Michael Herbert was not present). Also in
attendance was guest speaker Bill Duffy, Southold Town Attorney.
Meeting began at 4:30 p.m.
Began meeting with a discussion of the interest and participation of
committee members.
Assigned all committee members to prepare some viable ideas of how
to use future earnings. It is the intention of the committee to keep earnings in
circulation.
Acknowledged the need to set annual goals as a short term approach
to improve affordable housing.
Discussed the need to approach outside agencies to see what programs
and funds they have available for affordable housing.
Guest speaker, Bill Duffy further educated the committee on the use of
sanitary flow credits and their application to housing.
Recognized how sanitary systems are one of the greatest challenges in
the development of affordable housing.
Committee received an update on the progress of the Vineyard View
project.
It is scheduled to meet with planning on January 14, 2019.
Next Meeting Scheduled for February 28, 2019 @ 4:30 pm in the Library of
Peconic Landing.
Meeting Adjourned at 5:30 pm.

Committee members expressed concern for the need to keep affordable
housing properties in perpetuity.
Committee resolved to set up a future meeting with both a representative
from Conifer and a member of the Community Development Corporation
of Long Island (CDCLI).
-Explanation of the format used at the Cottages of Mattituck to assure perpetual
affordability.
Purchase price calculation aligned with Average Mean Income (AMI)
figures.
-Quick update of the East Marion Habitat for Humanity home.
Next Meeting Scheduled for July 19th, 2018 @ 4:30 pm in the Library of
Peconic Landing.
Meeting Adjourned at 5:10 pm.
