paid by the party of the second part, does hereby remise, release and quitclaim unto the party of the second part,
the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying
and being in the hamlet of Cutchogue, Town of Southold, County of Suffolk, State of New York, bounded and
described as follows:
BEGINNING at a point on the southerly side of East Road at a point thereon
where said southerly side of East Road is intersected by the easterly line
of land of Bangert; running thence along the southerly side of East Road,
North 85 degrees 58 minutes 20 seconds East, 55. 00 feet to the land of
Beattie;thence along the land of Beattie, South 32 degrees 07 minutes 40
seconds East,398.95 feet to the ordinary high water mark of Peconic Bay;
thence along the ordinary high water mark of Peconic Bay, South 72 degrees
52 minutes 20 seconds West, 52. 61 feet to the land of Bangert;thence along
the land of Bangert,North 31 degrees 48 minutes 20 seconds West,411. 23
feet to the southerly side of East Road,at the point or place of BEGINNING.
Said premises known as 860 East Road, Fleet' s Neck,Cutchogue,New York, 11935.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed dated April 3,
1991 and recorded in the Suffolk County Clerk's Office on July 19, 1991 in Liber 11301 Page 575.
RESERVING a Life Estate to MURIEL H. K[LBRIDE for the duration of the life of said MURIEL H.
KILBRIDE and she shall quietly enjoy said premises for the duration of her natural life.
TOGETHER with all right, title and interest, if any, of the party of the first part, in and to any streets and roads
abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
