12, 2019, of 219 76th Street, Brooklyn, New York 11209 as to an undivided fifty percent(50%) interest,
party of the second part;
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and No Cents
($10.00)and other valuable consideration paid by the party of the second part,does hereby grant and release
unto the party of the second part,the heirs or successors and assigns of the party of the second part forever;
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,
situate, lying and being at Bayview, near Southold, in the Town of Southold, County of Suffolk and State
of New York, known and designated as lot number twenty-one(2 1) on a certain map entitled "Bay Haven
at Southold,Town of Southold, Suffolk County,New York,"surveyed December 10, 1958 by Otto W. Van
Tuyl& Son, Licensed Land Surveyor, Greenport,New York,and filed in the Office of the Clerk of Suffolk
County on the 22rd day of January, 1959, as Map No. 2910.
TOGETHER with a non-exclusive right of way over"Bay Haven Lane,""Watersedge Way,""Gin
Lane"and "Midway"as shown on said map and the right, in common with other owners of the lots shown
on said map to the use of the"Community Beach"as designated on said map.
SAID premises known as 385 Gin Lane, Southold,New York 11971.
BEING AND INTENDED TO BE the same premises conveyed to Owen O'Neill and Thomas
O'Neill by deed dated January 31, 1986 and recorded in the Office of the Clerk of the County of Suffolk

TOGETHER with all right,title and interest, if any,of the party of the first part in and to any streets
and roads abutting the above described premises to the center lines thereof,

TO HA VE AND TO HOLD the premises herein granted unto the party of the second part,the heirs
or successors and assigns of the party of the second part forever.

such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement
and will apply the same first to the payment of the cost of the improvement before using any part of the
total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
