QUIT CLAIM DEED
THIS INDENTURE, made on August 15, 2018, BETWEEN NANCY C. MICHAELS, 15618
Aurora Lake Circle, Wimauma, FL 33598 of Hillsborough County, Florida, party of the first part, and
NANCY C. MICHAELS, Trustee of the NANCY MICHAELS REVOCABLE TRUST, with an address
of 15618 Aurora Lake Circle, Wimauma, FL 33598, such trust having been established under that certain
revocable trust agreement dated the 28" day of March, in the year 2017, by NANCY C. MICHAELS, as
settlor and as trustee, party of the second part,
WITNESSETH, that the party of the first part, in consideration of the sum of TEN and NO/100
DOLLARS ($10.00) cash and other good and valuable consideration paid by the party of the second part,
does hereby remise, release, and quitclaim unto the party of the second part, and the successors and
assigns of the party of the second part forever,
ALL that tract or parcel of land, with the buildings and improvements thereon erected, situate, lying and
being in the town of Southold, bounded and described as follows:
Parcel I ALL that certain plot, piece or parcel of land,with the buildings and improvements
thereon erected, situate, lying and being at Laughing Water, near Southold, Town of
Southold, Suffolk County,New York, bounded and described as follows:
BEGINNING at a point on the easterly line of Minnehaha Boulevard, 120.00 feet
northerly along said easterly line from Owiassa Avenue, said point of beginning being the
northwesterly corner of land now or formerly of Gilman and the southwesterly corner of
land of Michaels; from said point of beginning running along said land of Michaels north
34 degrees 33 minutes east 146.00 feet, more or less, to ordinary high water mark of a
channel leading to Corey Creek;
THENCE southeasterly along said high water mark, 20 feet, more or less;
THENCE along said land now or formerly of Gilman and parallel with the northerly
boundary thereof, south 34 degrees 33 minutes west 155.00 feet, more or less, to said
easterly line of Minnehaha Boulevard;
THENCE along said easterly line of Minnehaha Boulevard north 33 degrees 48 minutes
west 20.00 feet to the point or place of beginning.
TOGETHER WITH all the right title and interest of the party of the first part, if any, in
and to the land lying within the bounds of Minnehaha Boulevard adjacent to said
premises to the center line thereof.
TOGETHER WITH.any and all the rights to the use of roadways and beaches above
mean high water,jointly owned by the Laughing Water Property Owners Association, or
used jointly by all Laughing Water Property Owners.

Parcel II ALL that certain piece or parcel of land, situate, lying and being at,a place
known as Laughing Water, near Southold, in the Town of Southold, County of Suffolk
and State of New York, which by reference to a survey made August 29'h, 1949 by Otto
W. Van Tuyi, Licensed Surveyor, Greenport, New York, is bounded and described as
follows:
BEGINNING at a monument set in the easterly side of Minnehaha Boulevard distant
north 33 degrees 42 minutes west, as measured along the easterly side of said Boulevard
120 feet from the intersection of the extension southerly of said Minnehaha Boulevard
with the extension southwesterly of the northwesterly side of Owaissa Avenue:
RUNNING THENCE from said monument at the point or place of beginning the two
following courses and distances; along the easterly side of said Minnehaha Boulevard, to
wit: north 33 degrees 48 minutes west 51.4 feet and north 57 degrees 48 minutes west 9.0
feet to a stake set in the southwesterly comer of the herein described premises,
RUNNING THENCE north 25 yegrees 32 minutes east, 122 feet, more or less, to the
southwesterly margin of the channel of Corey's Creek (said last mentioned course and
distance passing through a stake set near the margin of said channel);
RUNNING THENCE in a southeasterly direction along the margin of said channel 75
feet, more or less, to a point in the northeasterly corner of the herein described premises;
RUNNING THENCE south 34 degrees 33 minutes west, 146.00 feet, more or less, to a
stake at the point or place of BEGINNING. (said last mentioned course, and distance
passing through a pipe set near the margin of said channel).
TOGETHER WITH all the right, title and interest of the parties of the first part, if any, in
and to Minnehaha Boulevard in front of and abutting said premises to the center line
thereof.
SAID premises above described for the purposes of further identification being shown on
map entitled "Map of Laughing Water, Southold, L1, NY, Property of C.H. Wickham,
Mattituck, LI, surveyed June 1928 and March, 1938, by D.R. Young, P.E. and L.S.,
Riverhead, NY" and filed in the Office of the Clerk of the County of Suffolk on July 24,
1941 as Map No. 917.
SUBJECT TO however,all covenants and restrictions of record
BEING AND INTENDED to be the same premises conveyed to the party of the first part
by deed dated August 10, 1981 and recorded in the Office of the Clerk of the County of
Suffolk on August 17, 1981 in Liber9053 Page 492.
The Grantor herin reserves a life estate in and to the premises.
TOGETHER with all rights, titles and interests, if any, of the party of the first part in and to any roads,
easements, streets and rights-of-way within, adjoining, adjacent, abutting or contiguous to the above
described premises, and all condemnation awards, reservations and remainders, and together with each
and every right, privilege, hereditament and appurtenance in anywise incident or appertaining to the
above described premises; TOGETHER, with the appurtenances and all the estate and rights of the party
of the first part in and to said premises, TO HAVE AND TO HOLD the premises herein granted unto
the party of the second part, and the successors and assigns of the party of the second part forever.
