ALL that certain plot, piece or parcel of land, situate, lying and being at Bayview, near
Southold, in the Town of Southold, County of Suffolk and State of New York, shown and
designated as Lot No. 13 on a certain map entitled "Map of Section One, Paradise Point at
Bayview" and filed in the Office of the Clerk of the County of Suffolk on April 11, 1963 as
Map No. 3761 and a descriptive parcel known as Lot No. 13A on a certain map (unfiled)
entitled "Minor Subdivision made for Paradise Point Corporation, Paradise Point,
Southold, New York" which filed map lot and which described piece when taken together
are more particularly bounded and described as follows:
BEGINNING at a point on the Northerly side of Robinson Road where the same is
intersected by the Easterly side of Lot 13 and the Westerly side of unnumbered lot on the
aforesaid filed Map No. 3761 said point being distant 238.72 feet as measured along the
