residing at 1600 Mount Beulah Avenue,Southold, New York 11971, party of the first part, and
ANDREW OSHAN AND CHRISTINA WESTON OSHAN,husband and wife,
residing at 25 Dunbarton Road, Huntington, New York 11743, party of the second part,
WITNESSETH,that the party of the first part, in consideration of Ten and 00/100--($10.00)--dollars,
and other good and valuable consideration paid by the party of the second part, does hereby grant
and release unto the party of the second part, the heirs or successors and assigns of the party of the
second part forever,
ALL that certain plot piece or parcel of land, situate, lying and being in the Town of Southold,County
of Suffolk and State of New York,known and designated on a certain map entitled"Subdivision Map
of Mount Beulah Acres", Lot No.6 filed in the Office of the Clerk of Suffolk County on 5129/81 as
Map No. 6984,which said lot is bounded and described according to said map as follows:
BEGINNING at a point on the east side of Mount Beulah Avenue distant 159.17 feet southerly from
the corner formed by the intersection of the south side of Sound View Avenue with the east side of
Mount Beulah Avenue;
RUNNING THENCE North 88 degrees 04 minutes 50 seconds East 221.13 feet;
THENCE South 0 degrees 48 minutes 50 seconds East 99.02 feet;
THENCE South 88 degrees 04 minutes 50 seconds West 219.22 feet to the east side of Mount
Beulah Avenue;
THENCE North 01 degrees 55 minutes 10 seconds West along the east side of Mount Beulah
Avenue 99.00 feet to the point or place of BEGINNING.
Being and intended to be the same premises conveyed to the party of the first part by deed dated
12/21/81, recorded 5/17/1982 in Liber 9156 page 186. The grantor herein being the same party as
the grantee and the premises same as described in deed recorded in Liber 9156 page 186.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part,the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties"when ever the sense of this indenture so
requires.
