As I understand it, the addition of the porch to the south of the house violates the 100' setback from bluffs as required by the November 1992 change in the zoning ordinance. We are in the process of reviewing the condition of the bluff and seeking some expert advice on whether or not the bluff will require protection should the porch be built. We will pursue a variance for this work shortly. Please note that we have (see enclosed) a letter of non-jurisdiction from the Town Trustees. Phase One of the renovations is comprised of, removal and relocation of a bathroom, cosmetic alterations to a bedroom, alteration of an existing dormer, additions of columns to an existing porch. All work is within the footprint of the existing structure. There is no increase in the number of bedrooms or bathrooms. All areas exposed during the renovations will be insulated and brought into compliance with the New York State Energy Code. Enclosed for your information is a site plan prepared by Chandler, Palmer & King Showing the location of the house and the bluff, as well as the bluffs location in previous years.
