The answer to this question is multi-fold. The existing wood building was built in the 19301s. Portions of it are rotten or otherwise in need of repair; needs a new roof; and the building itself is too low to accept modern equipment such as a forklift which is used to move boats in and out for service, storage, etc. Further, the existing building is too large for the shipyard's needs. The applicants have obtained estimates to renovate the building which were higher than the cost of demolition and replacement with the proposed metal building. Therefore, it would make no sense to retain that structure. Given the fact that the new structure will be further away from the water, I believe the project should be viewed favorably by your Board.
