as tenants-in-common each as to an undivided one-half interest,
party of the second part,
WITNESSETH, that the party of the first part to whom ancillary letters testamentary were issued by the
Surrogate's Court,County,NY,on June 15,2015(File#2015-2142)and by virtue of the power and authority given
in and by said last will and testament, and/or by Article 11 of the Estates, Powers and Trusts Law, and in
consideration of Ten($10.00)dollars, paid by the party of the second part, does hereby grant and release unto the
party of the second part, the distributees or successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected, situate,lying
and being at Fleet's Neck,near Cutchogue,Town of Southold,County of Suffolk and State of New York,bounded

HIS DEED IS MADE TO CORRECT THE DEED DATED DECEMBER 4,2015,RECORDED IN THE
SUFFOLK COUNTY CLERK'S OFFICE ON JANUARY 13,2016 IN LIBER 12848 CP 556, IN ORDER
TO CORRECT THE NAME OF ONE OF THE PARTIES OF THE SECOND PART TO INCLUDE THE
MIDDLE NAME "SIORAS."
BEING AND INTENDED TO BE the same premises described in the deed of the parties of the first part herein
by deed from JOHN VINCENT MURPHY, dated July 8, 1977, recorded in the Suffolk County Clerk's Office on
August 4, 1977, in Liber 8282, Page 324, and by deed dated December 4, 2015, recorded in the Suffolk County
Clerk's Office on January 13, 2016, in Liber 12848 Page 556.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof,TOGETHER with the appurtenances,and also
all the estate which the said decedent had at the time of the decedent's death in said premises, and also the estate
therein,which the party of the first part has or has power to convey or dispose of,whether individually,or by virtue
of said will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the distributees or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever, except as aforesaid.
Subject to the trust fund provisions of section thirteen of the Lien Law.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

ALL that certain plot, piece or parcel of land, lying and being at Fleet's Neck, near Cutchogue,
Southold Town, Suffolk County,New York, bounded and described as follows:
BEGINNING at a concrete monument set on the southwesterly line of Fleet's Neck Road at the
northeasterly corner of land of Anderson and; running along said land of Anderson, South 64° 49'
West 201.55 feet to a concrete monument and land of Carroll; thence along land of Carroll North
32° 18'00" West 110.15 feet to a concrete monument and land of G.K. Sioras;thence along land of
G.K. Sioras North 570 42' 00" East 200.00 feet to a concrete monument set on said southwesterly
line of Fleet's Neck Road; thence along said southwesterly line of Fleet's Neck Road South 32° 18'
00" East 135.0 feet to the point or place of beginning.
TOGETHER with all the right, title and interest of the party of the first part in and to land lying
within the bounds of Fleet's Neck Road adjacent to said premises to the center line thereof.
Subject to the following covenants and restrictions:
That only one house or bungalow shall be erected or maintained on any one fifty foot lot, and any
such house or bungalow erected or maintained shall cost not less than$3,000.00 and shall be at least
35 feet back from the front boundary line of the lot, including porch or piazza.
That no outbuildings shall be erected other than the usual garage and said garage shall be in
connection with or joined to the house or bungalow,or so erected that it shall be at least 90 feet back
from the front boundary line of the lot; that the premises shall be used for dwelling purposes only,
and nothing which shall be a nuisance, unwholesome or offensive to the neighborhood shall be
permitted on said lot; that no fowl or pigs shall be kept on said premises.
