valuable consideration paid by the party of the second part, the party
of the first part hereby releases and extinguishes the exclusive
possession and the use and occupancy (life estate) to the party of

bounded and described as follows:
BEGINNING at a point which is the southeasterly corner of the premises

(2) courses and distances from a monument at the corner formed by

the westerly side of a private road known as "Brown's Hill Road":

West 75.00 feet to the said point of beginning; running thence from
said point of beginning along the northerly side of Main Road (S.R.
25) South 74° 08' 30" West 135.39 feet to land of John Droskoski;
running thence along said last mentioned land the following two (2)
courses and distances: (1) North 31' 54' 50" West 160. 00 feet; and
(2) South 73° 05' 50" West 120.38 feet to a monument and land now
or formerly of J. Stewart Johnson & oysterponds Corp. ; running thence
along said last mentioned land North 42' 39' 30" West 85.25 feet to
a stake and land of Sepenoski Family Farm, LLC; running thence along
said last mentioned land the following two (2) courses and distances:
(1) North 47° 20' 30" East 134.50 feet to a stake; and (2) North 75°
08' 20" East 136.12 feet to a stake and land of Patricia Sepenoski;
running thence along said last mentioned land South 31° 54' 50" East
297.58 feet to a point on the northerly side of Main Road (S.R. 25)
and the point or place of BEGINNING. -
BEING AND INTENDED TO BE the life estate of the party of the first
part in a 50% interest of the party of the second part in the premises
as conveyed by deed dated May 17, 2018 and recorded in the Suffolk
County Clerk's Office on May 24, 2018 in Liber 12962 Page 927.
TOGETHER with all right, title and interest, if any, of the party
of the first part in and to any streets and roads abutting the above
described premises to the center lines thereof.
TOGETHER with the appurtenances and all the estate and rights of the
party of the first part in and to the above described premises.
TO HAVE AND TO "HOLD the premises herein granted unto the party of
the second part, the heirs or successors and assigns of the party
of the second part forever.

AND the party of the first part, in compliance with Section 13 of
the Lien Law, hereby covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right
to receive such consideration as a trust fund to. be applied first
for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the. cost of the improvement before
using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever.
the sense of this indenture so requires.
