R-1 Tax Roll: occupied: Theodore Zang & wf. owner Upon receipt of an application for a Pre-Existing Certificate of Occupancy, I made an inspection of the buildings at the above captioned premises. I admitted myself to dwelling with key provided by owner and began this inspection at approximately 11:20 A.M. This dwelling is a once story wood frame structure constructed on a cement block foundation. Foundation provides crawl space only. The ground floor contains three bedrooms, a living room, kitchen and full bathroom. A pne car garage is attached to the westerly side of building by an enclosed breezeway. Heat is furnished to all rooms in the dwelling portion of the building from a heat pump. The heat pump condenser unit is located in the attic area. Duct work mains and returns and branches are in the attic with heat outlets located in the ceilings of all rooms. Hot- water is furnished to all plumbing fixtures within the dwelling from an electric hotwater heater located in a lean-to enclosure on the front of the building. This enclosure also contains the electric hotwater pump and electric service panel for building. The following violations of the Housing Code, Chapter 52, Code of the Town of Southold, N.Y. were found: Exterior - cornice and eaves and trim of windows - paint peeling leaving wood unprotected. Article III~ Section 52- 31B. Electrical a wall switch adjacent to the electrical panel in enclosure has a conductor running from the bottom of the switch, wires are exposed and left unprotected. Wall switch in the garage that controls the exterior light over the garage door is defective. Article V, Section 52-56 A 1. Fire separation - no fire separation provided on the wall dividing the garage and the breezeway. Article I, Section 52-15 (Reference New York State Building Construction Code Section A 402-3.6 a) Light & ventilation - bedroom on the westerly side of building- window is approximately 2. 16 square feet short of natural light required for room area. Article II, Section 52-24 C 1. Emergencv exit - same bedroom as above - the window on exterior wall is approximately 5' from floor to the bottom of window. In addition the window is an awning type and the opening required for emergency use is approximately 3 and one half feet. Article II, Section 52-28 C. -2- Inspection completed at approximately 12:05 P.M. Final approval of Health Dept. of water supply and sewerage disposal--(S-9 form or equal). 3. Approval of electrical installation from Board of Fire Underwriters. 4. Commercial buildings, Industrial buildings, Multiple Residences and similar buildings and installations, a certificate of Code compliance from the Architect or Engineer responsible for the building. 5. Submit Planning Board approval of completed site plan requirements where applicable. B. For existing buildings (prior to April 1957), Non-conforming uses, or buildings and "pre-existing" land uses: 1. Accurate survey o~ property showing all property lines, streets, buildings and unusual natural or topographic features. 2. Sworn statement of owner or previous owner as to use, occupancy and condition of buildings. 3.
