( ) REASON FOR APPEAL A Variance to Section 280A Subsection 3 A Variance to the Zoning Ordinb~ce is requested for the reason that- ~he front of the existing building is in need of repair, There is an over?mng of the roof at present of aproximately ~D inches, I wish to bring the front of ~the building out to the point p!U~fO with the existing roof line. (Continue on other side) Ponn ZB~ REASON FOR APPEAL Continued I. STRICT APPLICATION OF THE ORDINANCE would produce UNDUE HARDSHIP because: The Existing building was build some time before the Zoning Ordinance was adopted, and does not meet the present ordim~nce requirements for setback from the street. It would be impractical to attempt to move the building back as the lot is notdeep enought to gain sufficient frontage tomeet present requirements. The front'~of~the-buitding must be rebuilt due to water damage etc. and the requested addition seems to be the best way to make 'the neededrepairs. There is ample parking spa~e on the southerly side of the property to accomodate .natrons. 2. The hardship created is UNIQUE and is not shared by all properties alike in the immediate vicinity of this property and in this use district because: -Th±s is the only building, on t:bis side of the street, the area being zoned "B" business. 3. The Variance would obse~e the spirit of th'e Ordin6nce' and WOULD NOT CHANGE THE CHARACTER OF THE DISTRICT because: As ~,~te~=~ ~ above this is the only building in the block, there is a public parking field adjoining tn_s property on t&e south, a ferry terminal at the south end of the road, a large parking field on the opposite ~ide of the read, a few dwellings at the south end of sazd pa~kzng field.'._ On the North a~dthe property in q~estion is a vacant lot, and on th~ East is open farm land. There is no proposed use change in the arem now known to the applicant.
