REASON FOR APPEAL
A Variance to Section 280A Subsection 3
A Variance to the Zoning Ordinance
is requested for the reason that: It is proFosea to enlarge a small dwelling on a lot that
has greater frontage than depth, necessitating a reduction ~n front yard setback,the lot
faces on a private right of way on the easterly side and abuts ,the center channel of
School House Creek on the westerlF si~e.

REASON FOR APPEAL Continued
1. STRICT APPLICATION OF THE ORDINANCE would produce UNDUE HARDSHIP because: This
Lot was purchssed several years ago, and has had up to now a small dwelling which it
is proposed to enlarge to a full size ~velling, and a trailer which has recently been
moved off the ~rem±ses. It is impossible to enlarge~the lot. this area is z~ned "B"
business, the adjoining lots are used to moore boers on the channel, this property is
bulkheaded an~ has dock space on the chsnnel. The propose~ use -a residence would be
an improvement to the area. To be ~enied a reduced setback of /~?-feet wo~ld be an
unnecessary hardship when all factors in the area are considered.
2. The hardship created is UNIQUE and is not shared by all properties alike in the immediate
vicinity ~fthis property and in this use district because: This is the only residence building in
this particular "B" ~istrict section.
3. The Variance would obse~e the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because: ~be s~a~l ~es~de~ce ~as e×iste~ £or ma~y years,
the expansion would be in keeping with other residences in the area sourround~ng this
"B" district, the reduction in front yard would in no way detract or harm any other
property in the neighborhood. Recently a private garage was built on this lot,
which has helpe~ to improve the district.

INSTRUCTIONS
a. This application must be completely filled in by typewriter or in ink and submitted in duplicate to the Building
Inspector.
b. Plot plan showing location of lot and of buildings on premises, relationship to adjoining premises or public streets
or areas, and giving a detailed description of layout of property must be drawn on the diagram which is part of this location.
c. The work covered by this application may not be commenced before issuance of Building Permit.
d. Upon approval of this application, the Building Inspector will issue a Building Permit to the applicant. Such
permit shall be kept on the premises available for inspection throughout the progress of the work.
e. No building shall be occupied or used in whole or in part for any purpose whatever until a Certificate of Occupancy
shall have been granted by the Building Inspector.
APPLICATION IS HEREBY MADE to the Building Department for the issuance of a Building Permit pursuant to the
