ARETI LAVALLE#7026 - Request for a Variance under Article XXII, Section 280-116A; and the Building Inspector's November 16 2016, Notice of Disapproval based on an application for a permit to construct additions and alterations to an existing single family dwelling at: 1) proposed additions and alterations located less than the code required 100 feet from the top of the bluff; located, at: 555 Soundview Avenue, (Adj. to Long Island Sound) Orient, NY. SCTM# 1000-15-3-7. The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based upon the information provided on the LWRP Consistency Assessment Form submitted to this department, as well as the records available to me, it is my recommendation that the action is CONSISTENT with the Policy Standards and therefore is CONSISTENT with the LWRP provided the following is considered: 1. The establishment of a non-turf, vegetated buffer landward of the top of bluff to further Policy 6. Pursuant to Chapter 268, the Southold Town Zoning Board of Appeals shall consider this recommendation in preparing its written determination regarding the consistency of the proposed action.
