SCTM No. 1000 54-4-31. The action was recommended as Consistent with the LWRP to the Board of Trustees based on the following: 1. The proposed new, residential structure is located more landward than the existing structure. 2. There is no practical way to locate the proposed structure further from the CEHA due to lot size and natural features. 3. New construction will be flood compliant. 4. An Innovative/Alternative On-site Wastewater Treatment System is recommended due to proximity to surface waters and high permeable soils (sand). 5. The installation of the boardwalk and decking is unsupported in the FEMA VE Flood Zone. Addition of structure in this high energy,wave action areas results in debris and projectiles during storm events capable of threatening life and property. In discussions with Board of Trustees office it was learned that the I/A OWTS will be required and the boardwalk will be removed from the proposal.
