THIS INDENTURE, made the 26th day of September, Two Thousand Eighteen

party of the first part, and
CYNTHIA S. PIRILLO, residing at 275 Cove Circle, Greenport,New York 11944,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL THAT CERTAIN plot, piece or parcel of land, situate, lying and being in the Town of
Southold, County of Suffolk, and State of New York, bounded and described as follows:
PARCEL ONE:
BEGINNING at an iron pipe on the westerly line of a 25 foot private road, said pipe being North
84 degrees 57 minutes West, 280.24 feet from a monument on the westerly line of Sixth Street at
a point on said westerly line where it is intersected by the southerly line of a 50 foot private road
known as "Clark Street," said monument being about opposite the southerly line of the public
highway known as Clark Street; said point of beginning being also the northeasterly corner of
Parcel One conveyed by Frank Ashby to Maurer; from said point of beginning running along said
line of Maurer, North 83 degrees 03 minutes 10 seconds West, 100.0 feet to an iron pipe,North 8
degrees 20 minutes 20 seconds East, 122.53 feet to an iron pipe on the southerly line of said 25
foot private road; j
THENCE along said southerly line of said 25 foot private road, South 83 degrees 03 minutes 10
seconds East, 97.03 feet to an iron pipe;
THENCE along said westerly line of said 25 foot private road, South 6 degrees 56 minutes 50
seconds West, 122.50 feet to the point of BEGINNING.
PARCEL TWO:
BEGINNING at the point of beginning of Parcel One hereinabove described and running along
said westerly line of said 25 foot private road, North 6 degrees 56 minutes 50 seconds East,
122.50 feet;
THENCE along said southerly line of said 25 foot private road, North 83 degrees 03 minutes 10
seconds West, 97.03 feet;
THENCE North 8 degrees 20 minutes 20 seconds East, 12.50 feet to the center line;
THENCE along said center line two courses as follows:
1. South 83 degrees 03 minutes 10 seconds East, 109.23 feet; thence
2. South 6 degrees 56 minutes 50 seconds 135,0 feet;
THENCE North 83 degrees 03 minutes 10 seconds West, 12.50 feet to the point of
BEGINNING.
The above described Parcel Two is subject to its use as a right of way.
TOGETHER with a non-exclusive right of way 12.5 feet wide along the northerly and easterly
boundaries of Parcel Two.
ALSO with a non-exclusive right of way 25 feet wide running easterly about 100 feet from a
point about 25 feet northerly from the southeasterly corner of Parcel Two to the easterly
boundary of land now or formerly of William A. Braun and Robertina Braun, his wife, and then
continuing easterly 50 feet wide about 168 feet to Sixth Street.
ALSO with a right of way 25 feet wide from the southeasterly corner of Parcel One southerly
about 330 feet to a parcel on beach fronting on Pipes Cove, said beach being about 50 feet on
said 25 foot private road about 75 feet on said Pipes Cove and about 140 feet in depth.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the right
to receive such consideration as a trust fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
It is my intention to convey hereby any and all interest that I may have in the Estate of Fern L.
Simpson as distribute, legatee, or devisee, and I further state that the only distributes of said fern
L. Simpson are myself and my sister, Cynthia S. Pirillo.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year
first above written.
