After investigation and inspection the Board finds that the
applicamt ~ requests permission to retain insufficient front yard
setback and sideyard on existing building and obtain approval ~f
access. The house in question is over 100 years old and in it's
original location. The applicant intends to modernize this house and
include kitchen and bathroom facilities. In general, the Board is
in agreement with the reasoning of the applicant.
The Board finds that strict application of the Ordinance
will produce practical difficulties or unnecessary hardship;
the hardship created is unique and would not be shared by all
properties alike in the immediate vicinity of this property and in the
same use district; and the variance daes observe the spirit of the
Ordinance and will not change the character of the district.
Therefore, it was RESOLVED Hugh Quinn, Old Field Road, Old
Field, New York, be granted permission to retain insufficient front
yard setback and sideyard on existing building and be granted approval
of access, subject to the following condition: Access to lot number
one shall be obtain through the new right of way that is approved in
this action. This matter may be considered again in the future.

is requested for the reason that ~ We l~ish to preserve ¢~e existing "Barn or
Carrige house" which has been part of the Landmark estate ~n New Suffolk
for many years. This building has bedrooms but no bathroom facilities.
Ne propose to modernize these facilities and use ~he building as a
residence where it is located.

I. STRICT APPLICATION OF THE ORDINANCE would produce practicaldifficulti~ orunneces-
sary HARDSHIPbecau~ : This building has a stone foundation which would
be destroyed if the building were to be moved to another loaation~ It
has been in this location for over ~00 years and is more or less an ~
historic objects having mortise and pe§ construction with the old chestnut
timbers.
~ne 8ft side yard and 9ft setback from the property lines are the
original location~ and it wo$~ld be in the public interest to keep such
an old ~well preserved buildingin its original location and as near its
original state as possible.
~ne proposed residential use will be in keeDing with the area

2. The hardship crea~d is UNIQUE and is not shared by all properties alike in the immediate
vicini~ of this pr~erty and in this use district because ~ ~here are hOC m~ny of the o~d
"estate buildings" left in the Town~ preserving as many as possible will
be in the best intrest of our historical past.
3. The Variance would observe the ~irit ofthe O~inance and WOULD NOT CHANGE THE
