1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces-
sary HARDSHIP because petitioner procured a minor subdivision which was
duly approved by the Planning Board just prior to the advent of the
new zoning ordinance and relied upon the fact that if said subdivision
were approved, she would be able to sell the resp, ectiv~ lots on the
minor subdivisi'O:D:"map 'and 'that they would be aV"ai:Labl'e' "for residential
use, notwithstanding the fact that they were undersized. In reliance
thereon, petitioner negotiated a contract of sale,w~tb.'Peter R. and
Mary Moussot, which'; contract is now pending thedirtermlriation of this
application.

','
2. The hardship created is UNIQUE and is not shared by all properties alike in the immediate
vicinity of this property and in this use district because no other property to the
knowledge of your petitioner has receiyed approval as a minor sub-
division :simila-t to the.:pr.oper:tiinvolv.ed herein.

."
3, The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because it would merely confirm the acts and'
'conduct of the Planning Board made just prior to the new zoning
ordinance approving the minor subdivision.
