REASON FOR APPEAL ( ) A Variance to Section 280A Subsection 3 A Variance to the Zoning Ordinance ) ~s requested for the reason that applicant wishes to divide her prgperty into two parcels as shown on the attached survey by Van Tuyl & Son dated 6/10/67, resulting in a parcel of insufficient area and frontage. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces- sary HARDSHIP because applicant's property consists of nine lots on Map of Peconic Shores, No. 2, containing her residence and two rental cottages. Applicant has been unable to sell the property in one piece. The residence is located on 12,150 square feet at one end of the propgrty, on a parcel which is comparable in size to the surro%mding lots~ as Shown on the attached tax map~ ' ' The residence parcel .was purchased by my deceased husband in 1945. The re- maining property was acquired later by several separate deeds.. Therefore, although the properties have been held in the same ownership for legal reasons, they are for practical purposes single and separate parcels and are shown as such on the tax map. 2. The hardship created is UNIQUE and is not shared by all properties alike in the immediate vicinity of this property and in this use district because applicant's Co~l)ined property is much larger than the other properties 'to the East, West and South. 3. The Variance would obse~e the spirit of the O~inance and WOULD NOT CHANGE THE CHARACTER OF THE DISTRICT because the other residences are located on lots which are approxi~lately the same size as the residence parcel applicant wishes to set off, and in many cases the surrounding properties are much smaller.
