1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces-
sary HARDSHIP b~caus~ said parcel is the only parcel now owned by the Applicant.
The Applicants did own the adjoining Lot # 33 which has been sold and
is now owned by ]~Ir. & 1WLrs. ~filliam Hatfield. Due t0 the fact that
thee A~pp~ ica,nts took title~ ~? the subject premises and Lot ~ 33 in the same
names there was a technical merger of title. At the rinse the- Applicants
took title zo Lots 34 and 33 each was a valid, legal building lot and strict
applicatinn of the ordinance produce practical, unnecessary and economic
hardships, particularly in light of the .fact thai Lot-34 is the only lot now
owned by the Applicants. It would be unfair to continue the merger which
would result in a parcel twice the size of others in the subdivision.
2. The hardshia created is UNIQUE and is not shared by all properties alike in the immediate
vicinity of this property and in this use district because mosl of the other Lots in the
subdivision are in single and separate ownership. This application is

34 and 33 thereby causing a techhical merger which could have been
avoided by placing each lol in s separate name.
3 The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because most of the lots in the subdivision are in
single and separate ownership. In fact lots 2t-34 are all in single and
separate ownership, and are of similar size. The granting 0f the
variance would result in keeping the lot the same general size and value
as the other lots within the subdivision; the general pattern of development
on this subdivision map wo u/d be maintained by the granting of the variance.
