SCTM#1000-98-4-23 The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based upon the information provided on the LWRP Consistency Assessment Form submitted to this department, as well as the records available to me, it is my recommendation that the action is CONSISTENT with the Policy Standards and therefore is CONSISTENT with the LWRP provided the following is considered: 1. A small portion of the cottage and drywell are located in FEMA Flood designation 0.2 percent chance of flood hazard or "500-year flood", which means a flood has a 0.2 percent chance (or 1 in 500 chance) of occurring in a given year (USGS). Pursuant to Chapter 268, the Southold Town Zoning Board of Appeals shall consider this recommendation in preparing its written determination regarding the consistency of the proposed action. The re= -framing of the roof will allow for new doors and windows to be installed with proper headroom as per Southold Town Building Code. 3. Removal of the east(front) and west(rear) decks. Removal of the rear deck will not increase the existing side yard setback nonconformity and will actually reduce it with the permanent removal of the rear deck.
