STRIp- APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces- sary I;IARDSHIP because the lot to which the addition is to be made is already sub-standard in that it has only 67 feet on the private right of way. The total area of the property from which the 20 feet will be taken will really be increased or remain at least the same,in that the applicant will deed the title to the right of way to'thispiece of property. 2. The hardship created is UNIQUE and is not shored by all properties alike in the immediate vicinity of this property ancU". this use district because the purpose is to make the lots in the area more uniform. = 3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE CHARACTER OF THE DISTRICT because the lots effected are sub-standard under the present zoning. The lot f rom which the 20 feet is to be taken will still have over 100 feet on a private right of way and the property to the East would gain an additional 20 feet for a total of approximately 87 feet on the private right of way.
