REASON FOR APPEAL ( ) A Variance to Section 280A Subsection 3 <x) A Variance to the Zoning Ordinance ( ) is requested for the reason that Form ZBl (Continue an other side) o REASON FOR APPEAL o Continued 1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces- sary HARDSHIP because applicants would never be able to sell this parcel which is encumbered by a one family dwelling. Property to the South and North cannot be added to this parcel since they are also encumbered by one family dwellings. These parcels which have less than the square footage and road frontage required by Article 3, Section 301, were built prior to the enactment of a Southold Town Zoning Ordinance. 2. The hardship created is UNIQUE and is not shared by all properties alike in the immediate vicinity of this property and in this use district because the condition cannot be corrected without destroying the dwellings immediately to the North and to the South. 3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE CHARACTER OF THE DISTRICT because to grant the variance would not increase the number of houses or families in the area since the area would remain exactly the same as it now is.
