(X) ) ) REASON FOR APPEAL A Variance to Section 280A Subsection 3 A Variance to the Zoning Ordinance ~srequested forthe reason that t~ere is only ~1.81 feet of access to Main Road along easterly side of said property where a road used for purposes of farming is already in existence. One acre has been sold in the wooded portion of said property ad,iacent to where we propose to build a home (this is the upper four acre.wooded portion of property). We intend to leave the balance for fammland. A road through the middle of the farmland would cause an unnecessary hardship on the farmer.' STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces- sary HARDSHIP because there is no access to northern portion of property where we wish to b~lld. There is only 41.81 feet of access to the main road along easterly side of said property where there is an - existing farm road. If the road were to go up the center of farm- land, it would divide the land into two segments making it more difficult for the farmer to farm. Also, it would destroy the beauty of open farmland. Therefore, we would like to b~lld a ~oad following the eastern side of the property where a rough road bed already exists. 2. The hardship created is UNIQUE and is not shared by all properties alike in the immediate vicinity of this property and in this use district because there is a state sump bordering on the southern side of the property thus allowing only the aforeme~tioned ~1.81 feet access to the main road (Route 75 ) on the easterly side of said property. There a~e no ~osd facilities to proposed building sites. As we have no intention of further development, there is no need st this time, for a road through the middle of said property. 3. The Variance would obse~e the spirit of the Ordinance and WOULD NOT CHANGE THE CHARACTER OF THE DISTRICT because the road would be in the same place ss the now present farm road, and the farmland would retain its existing character. Whereas, a road up the middle would destroy the original character of the land. Also, the houses to be built will be built ~n the wooded portion of the property and will not be conspicuous from the main road.
