Copiague, New York 11726, as to an undivided 95%interest, and BRYAN MARTORANA, residing at
172 Baylawn Avenue, Copiague, New York 11726, as to an undivided 5% interest,as tenants in common,
party of the second part,
WITNESSETH,that the party of the first part, in consideration of Ten and 001100—($10.00)--Dollars, and
other good and valuable consideration paid by the party of the second part,does hereby grant and release
unto the party of the second part,the heirs or successors and assigns of the party of the second part
forever,
All that certain plot, piece or parcel of land, situate, lying and being at Mattituck, Town of Southold,
Suffolk County, New York, bounded and described as follows:
BEGINNING at a concrete monument on the easterly side of Deep Hole Drive, said monument being
1475.30 feet southerly from the intersection of New Suffolk Avenue with the easterly line of Deep Hole
Drive;
RUNNING THENCE from said monument South 79 degrees 00 minutes 00 seconds East along the
land now or formerly of Frank and Mindy Martorana and through a concrete monument, a distance of
118.74 feet to a tie line along the ordinary high water mark of a dredged canal;
THENCE along a Tie Line along the ordinary high water mark of said dredged canal South 13 degrees
38 minutes 10 seconds West, a distance of 100.11 feet to the land now or formerly of Henry S. Huecker;
THENCE along said land North 79 degrees 00 minutes 00 seconds West, to a concrete monument, a
distance of 103.41 feet to the easterly line of Deep Hole Drive;
THENCE along the easterly line of Deep Hole Drive North 04 degrees 52 minutes 50 seconds East, a
distance of 100.58 feet,to the aforesaid concrete monument at the point of BEGINNING.
Being and intended to be the same premises described in a deed made by Bank of America, N.A. and
recorded March 20, 2018, in Liber 12954, at page 453.
TOGETHER with all right, title and interest,if any,of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof;TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose.The word"party"shall be construed as if it read"parties'whenever the
sense of this indenture so requires.
