ALL that certain plot, piece or parcel of land, situate, lying and being in the Town of Southold, County of Suffolk and State
of New York, being more particularly bounded and described as follows:
BEGINNING at a point on the Northerly side of a 33 foot right of way at the Southwesterly corner of land now or formerly of
Rivka Schoenfeld and the Southeasterly corner of the premises herein described:
RUNNING THENCE South 81 degrees 22 minutes West along said 33 foot right of way, 151.54 feet to land now or
formerly of Bianca Mohammed and Noel Mohammed;
THENCE North 40 degrees 11 minutes 10 seconds West along said land 317.44 feet to the average high water mark of
Long Island Sound;
THENCE Easterly along said average high water mark of Long Island Sound on a tie line bearing North 64 degrees 28
minutes 55 seconds East, a tie line distance of 95.08 feet to land now or formerly of Rivka Schoenfeld;
THENCE South 45 degrees 52 minutes 46 seconds East along said land, 374.51 feet to the Northerly side of the 33 foot
right of way and the point or place of BEGINNING.
TOGETHER with a right of way over said 33 foot right of way running along the Southerly line of premises; thence over 20
foot right of way running through land of Elaine Axien and land now or formerly of Henry Smith to Henry's Lane.
TOGETHER with a right of way running Southeasterly from said 33 foot private roadway through lands of Carmichael and

trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first

The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
